Weekend in da hood

~
Although there were some “glitches” to the weekend, it was a pretty awesome time to live in Tacoma.

I woke up bright and early on Saturday morning ready to go to the farmer’s market with Francine.

As I walked into the living room, still slightly blind and not yet caffeinated, I heard an odd noise in the living room. I wandered in, dazed and squinting thinking that I was going to have to deal with a mouse or something.

The sound was too distinct, too rhythmic, as I got closer, it sounded like “drip… drip… drip…”

It was barely drizzling outside, nothing should be dripping.

That’s when I found the leak just inside my front door (the only flat part of my roof)

a few buckets and an emergency call to Guardian Roofing and my house is now graced with a lovely white tarp (hey, it’s only ghetto if you use a blue tarp right?)

At least it didn’t happen during the actual rainy season. It will all work out.

I still managed to have a lovely girls afternoon with my long time friend Betsy having her birthday pedicure at Club Biella and a nice lunch at Dukes on the waterfront.

I came home to catch up on writing and to clean my office (my desk now resembles and archaeological dig: I think my PSE bill is in the Precambrian layer)

Ah, but that was not to be. My phone rang and it was my manager. She has only called me at home twice in the last five years. The last time was an emergency with a suspect in the act of committing fraud. This time was no different and after three hours, I had the satisfaction of seeing someone who has been the bane of my existence for the last three years lead away in handcuffs.

After that, I headed North to meet up with some friends from high school for a mini reunion. We graduated [cough] 30 years ago in Ventura California, but two of us live up here in the PNW and another friend who now lives in San Francisco was up visiting family

Sunday morning was another (unfortunately) early wake up call because the guy that was going to stain my fence and pergola couldn’t do it on Saturday as planned and came early Sunday.

I was ready for a slug day, when my friend Janet showed up on her bike wanting to go for a ride. It was just what I needed (to get off my ass) after 3 months of escrow, moving and rehabbing a fractured foot/big toe.

We wandered around the garden grazing on blueberries and peas and marveling at how Tagro creates mutant like vegetable growth.

We rode out to Proctor to check out Jubilee Cupcakes. I had tried the place once under the old name/recipe and was disappointed by the dry (almost stale tasting) cupcake. I had heard that they reworked their recipe to make it more moist, so I was anxious to try it.

We arrived at 11:45 to find a huge sign on the door saying that they wouldn’t be open until 11:00. The door was unlocked so we went in.

We were excited to try the cupcakes and sip some coffee on the porch.

We chose our cupcakes and asked for cups of drip coffee.

They couldn’t do it because their espresso machine was “being serviced”.

They had “french press” coffee on the menu so we said that we’d like that.

They couldn’t do that.

So is it that they can’t boil water without the espresso machine (no stove, no microwave?) or that you can’t grind coffee without the machine.

I can tell you that if it was my business, I’d have walked the one block over to Metro Market or Safeway and purchased ground coffee. If it was a water issue, I’d have grabbed a microwave or teapot form home.

Sorry Jubilee, but this may have been your last chance.

It’s too hard to try and love you.

We rode out to the Antique Sandwich (where we have NEVER been disappointed), and had pie and coffee out in the garden.

After that, we had a lovely ride around Five Mile Drive amongst the old growth trees and Puget Sound and then headed over to the HUB to enjoy a happy hour Buffalo Chicken Pizza and a Harmon beer.

We meandered back towards my hood (Hilltop) and stopped off at my friend Francine’s house. I could smell the unmistakable scent of roasting coffee beans.

We wandered her garden for a while and then headed back home.

Francine and I then went foraging.

The alleys of Hilltop are ripe with opportunity and culinary delights. We picked (and ate) our fill of blackberries, checked on the overgrown grape vines that will provide us tasty treats in a few weeks and also visited some apple trees.

When I got home (with the few berries I didn’t eat) I engaged in an experiement.

I didn’t have any small tart pans, but I did find a funky little pan that bakes little bundt cake shaped brownies.

I rolled out some pie crust with a bit of extra butter and moisture, cut it into little circles with my water glasses and lined the mini bundt forms with the crust.

Then I made a tart filling out of sour cream, fresh eggs (from the back yard, it doesn’t get any more fresh that pulling it out from under a chicken) flour, sugar and vanilla. I topped the tarts with blackberries so fresh and sweet that they didn’t need any sugar.

They turned out awesome (now I just need to figure out how to replicate the recipe).

I’m tellin’ ya…

Heaven is a little slice of Hilltop.

Funny Farm Update

After last night’s “angsty update” I thought it was time to do a fun update on the house and garden.

Here’s what the back yard looked like the day I made the offer on it

New House (happy dance) 028

Why yes, those are junk TVs dumped by the back of the house

New House (happy dance) 003

It looked a bit better by the time I had my house warming party in early June. The fence was up, huge bay laurel pruned, junk hauled off, and it was mowed.

Here is what the back yard looks like today, two months after I moved in.

Why yes… those are chickens…

I’m going to get a couple more rain barrels for collecting and storing water for the garden and chickens.

Here is a lovely shot of the living room (which was blocked off to be another bedroom) before the last tenants got kicked out.

Here is what the living room (which after knocking the fake wall out is a living room again) looks like now

and the old dining room (which they were using as a living room)

again, it’s a bit different now…

and here’s the old office/guest room/music room

and here’s what it looks like today

In addition to the lovely freestanding gas fireplace you see in the living room, I had the gas lines run up to the kitchen as well so that I could finally have a gas range/oven again. I can’t believe that no one who lived in this house cooked with gas….

House and Garden July 28 2010 016

I pulled all the yucky white rocks out of the front yard and removed most of the lawn (the rest will be coming out soon) and replaced it with lavender and roses. I will plants lots of wonderful daffodils and tulips this fall.

House and Garden July 28 2010 005

I also planted three Kwanzan Flowering Cherry trees in the parking strip and a pink flowering dogwood up in the yard.

House and Garden July 28 2010 068

In addition to all the lovely garden beds, I’ve got lots of fruit planted as well. I’ve gotten lots of blueberries this year, have raspberries coming on and am looking forward to apples, grapes and pears.

Good morning sunshine. (literally and figuratively)

I’ll be too busy kayaking and cooking gourmet food including alder planked salmon with the legal team (it’s our fun day today) to blog.

DFT Squees will be on Friday, likely late Friday because I’ll be busy with what will become new squeees.

I completely forgot to rant for WTF Wednesday yesterday.

So for those who just need a rant fix, feel free to peruse the WTF Wednesday Archives

And of course, there are plenty of Squees in the Drama Free Thursday Archives

See ya’ll later…

Homey Stuff

After concentrating all my efforts on the yard (had a very small window of cool weather in which to get trees and garden planted before it got too hot) I finally took care of some things for the house today.

I’ll save the bathroom remodel for next April when I get my income tax return (maybe new counters/time/refurbish the cabinets in the kitchen) but I had a few things I wanted for the house (for when the weather gets cold and I actually want to spend time inside)

Two of those things required bringing my gas lines up to the living room and kitchen.

I still can’t believe that someone would have a home with natural gas (water heater and furnace) and not cook with it. I never saw an all electric home until I moved up here to the PNW. (there used to be cheap hydro power) and consider cooking on anything but gas an abomination.

So I bought my range/oven today. I don’t need fancy or stainless steel. I got the most reasonably priced one I could find that fit in the space (there are issues with the dishwasher door opening if it’s too deep)

It has been rated 4.62 out of 5 stars… (Kenmore makes a good product)

Since the gas line is in, I went down and ordered my freestanding stove. This is going to be wonderful to sit in front of in the winter. (on this, I did splurge on the shiny reddish brown enamel finish)

lopi stove

And speaking of sitting, I finally bought my sofa and love seat. I went to Lazy Boy and got good stuff that had a lifetime guarantee. The sofa I grew up with lasted almost 30 years (it survived multiple moves and kids jumping on it and abusing it); I will be MUCH kinder to mine so it should be the last I ever need to buy. I got leather so that cat hair and allergies would not be an issue for me or my friends.

This is the color and style I got…

I didn’t get the recliner because I figure that I can leave the room more open, and who needs a chair when the sofa and love seat recline. I can always get the recliner later if I change my mind.

Because I like my headboard so much (and because I kept cracking my shins on the frame where there was no headboard, I got the foot board for my bed.

0706001559.jpg

Other than building my pergola when it arrives (it will replace the pop up canopy next to the hot tub) I am DONE with all my major projects and can relax and enjoy the rest of my summer.

I’m hoping to be able to put a bike shoe on my broken big toe in the next week or so and start riding again (and running, and hiking and backpacking…)

Now I’m going to got sit in the hot tub and try to get to bed at a decent hour so that I can go to work tomorrow.

A Resounding Squee is Heard on Tacoma’s Hilltop…

~

Welcome to “things that make me go Squee”.

After “cleaning out the pipes” yesterday by venting for WTF Wednesday, I’m ready to “squee with glee”.

In honor of Pop Fiend’s attempt at decreasing drama for at least one day a week on LiveJournal by promoting “Drama Free Thursday” (for those who aren’t aware, my blog is crossposted to LiveJournal, my self hosted WordPress blog, Blogspot, and Facebook), I offer up my own “special” (in a rode the short bus kind of way) contribution, “Things that Make Me go Squee!!!

* Things that make me go squee!” may has become a regular Thursday spectacle production because “Squee” rhymes with “Drama Free”, and I’m trying to do my part.

I think that almost everyone occasionally forgets to celebrate and share good things. I know I do.

So in the spirit of putting “good juju” out there, here are the current things that make me go “SQUEE!!!”

Tomorrow, the mail beast is going to get her ass handed to her by the judge (if she’s stupid enough to show up) for the stunt she pulled with the bogus anti-harassment order. It will be fun to watch, and then Francine and I are going to check out a couple local nurseries for plants and trees.

I have 8 blueberry bushes, all loaded with berries ready to put in the ground, and seven fruit trees: Liberty Apple, Braeburn Apple, SummerRed Apple-Stella Cherry (the queen of the pollinators), Queen Ann Cherry (nearly identical to Rainier, but does better here), Lapin Cherry and an Italian prune plum. I know three apples and three cherries sounds like overkill, but pollination is an issue; they overlap seasons so everyone should get pollinated. I’ll be digging like a mad woman tonight (it was way too hot yesterday to transplant)

I forgot to take a picture of the blueberries, but here is my Stella Cherry and my SummerRed Apple.

0623002027.jpg

0623002028.jpg

I spent 4 ½ hours yesterday (on the hottest day of the year, how smart was that?) filling up my raised beds with a mix of TagGro and TagGro potting soil. I’ll be able to plant my veggies this weekend and top dress my blueberries and raspberries. TagGro is the ultimate in recycling (and is super cheap too)

0623001908.jpg

In front porch garden news (planted some goodies in Topsy Turvey containers before I even moved in because I couldn’t wait to garden) I have blooms on both my Roma Plum and Early Girl Tomoatos, two of my pepper plants and I have little green strawberries…

0623001924.jpg

0623001923.jpg

0623001925.jpg

At some point over the weekend, maybe Friday, I’m going to get some showy flowering cherry trees for my “street trees” between the sidewalk and the street and a pink flowing dogwood and some lavender for my front yard.

Friday afternoon, I have a badly needed massage scheduled and then a Shop Girl event. Saturday is a freelance writer’s conference where I am on a panel.

I had a nice soak in the hot tub last night before bed. As I rested my sore aching (and slightly sunburned body) in the bubbling water, I felt a warm breeze on my face. I surveyed all that has been done in the yard thus far, and decided that heaven is a little slice of the Hilltop in Tacoma.

And here are little smilies for all the squees left unsqueed

And of course, the greatest squee of all…

I am blessed to have really GREAT friends in my life

And you can see a lot of them here… (if I don’t have a picture of you here, send me one)

Insert “squee” of your choice here

I wish everyone a happy and drama free Thursday, as well as lots of things to go “Squee” over.

SKA-WEEEEEEEEE

Now, I’ve got to get back to work; I typed this up last night and am taking a quick break to post it.

Random Updatey Goodness

I’m sitting here in my living room sipping a latte after a test soak in the new cute little hot tub.

I’m listening to the sounds of wind chimes on my porch, kids playing in the park across the street and light rain falling.

There is no scummy druggy biker guy downstairs bellowing M___er F___er every other sentence, no creepy guy in the basement and his druggy friends chain smoking and drinking cheap beer outside my window (which usually started about 6:30 AM) and no door slams that shake the house every ten minutes and I wasn’t woken up constantly throughout the night/wee hours of the morning by this behavior.

Just peaceful bliss.

I was going to do some major yard work today but it’s raining. I think I could really use a day to just rest and chill out.

Escrow, moving, unpacking, the broken big toe, my mom’s probate, broken tooth/crown, planning the housewarming and the mail issue (oh and some added homeowner’s insurance drama which my agent is working on) have really taken their toll on me. I’m exhausted.

Once I beat the mailbeast in court on Friday (I can’t give details for legal reasons, but it’s going to be awesome, especially if she’s actually dumb enough to show up) probate is done, and the insurance stuff is settled (yes, I’m still covered) things should be on a more even keel and I can truly relax and enjoy my new home. (not that I’m not enjoying it now mind you)

The hot tub arrived on time (actually 10 minutes earliest than the earliest part of the two hour delivery time frame) I was able to sweet talk the delivery drivers into unloading in the alley just inside my back gate. As soon as I turned around, Steven, Don (who brought a little roller cart), Patricia and her boyfriend Jim showed up. We wheeled it up the tiny sidewalk to it’s new home next to my back steps.

It was easy to set up. It’s a small tub (good for water and energy conservation) that fits perfectly in the space. It’s a “four person” tub, if you all like each other a lot and don’t mind sitting close, but two people can stretch WAY out in it. When I pushed the “jet” button is was like…

Speaking of cute videos, my friend Janice sent me this one this morning.

It is a must see for anyone that drinks wine (and might find themselves without a cork screw)

I wonder if that would work with a tree and a chaco sandal?

I’m going to log into work for an hour or so to answer a few emails (I’m a bit behind from time off work and life’s multiple distractions) and then do some more resting.

I may take a trip to Ace Hardware and World Market to make use of gift cards (hey, just because I’m broke doesn’t mean I can’t shop ;)

My friend Janet may come over for a visit later.

And of course, there will be a hot tub soak this evening.

Semi-Slug day… That sounds pretty good…

Address change, and check out my Wood baby!!!

~
My address has changed.

If you haven’t received an email or found it on a friends locked LJ post or Facebook note, please email me for it.

I can’t put a forwarding order in with the post office because I was getting my mail at a UPS store. I have to pay for forwarding service or they will return items to sender. (I am not particularly amused by this fact)

The house closed escrow on Tuesday (late, but that’s another story)

For those that are local, please put Sunday June 13th (late afternoon/early evening) on your calendar for my housewarming party. (invites will go out later) for those that ride public transit, you can get within two blocks of my place on the

I got my first piece of mail at my new house today. It was the final escrow documents.

My contractor Steve-SAS Construction (BIG thanks to my friend Brenda for letting me know that her husband is a contractor) is doing great work on the place. In addition to the demo work (more on that later) and ripping out of the (nasty) carpet. His attention to detail is awesome. He found the lid to an old Parker Paint stain can in the basement and is going to take it in and see if they can match the old color number to what they have currently.

Here’s what the living room (looking towards the dining room looked like a few days ago)

New House (happy dance) 027

Here’s what it looked like at the end of the day yesterday after having the fake wall and carpet ripped out.

0519001128.jpg

After ripping out ALL the carpet (I think carpet is just NASTY) we found that all of the wood in the front three rooms was in AWESOME shape. There in only one board that has damage and by the time it’s patched up, stained and finished it will be very difficult to notice . The floors are 100 years old, who expects perfect? I’m proud of their age, originality and flaws. The Navajo intentionally weave a flaws into their woven rugs.

Check out my wood baby!!!

0520001617.jpg

0520001620.jpg

I will be moving on the 28th (the Friday before Memorial Day weekend) but will be hauling loads of stuff through the back to the attic and basement to make room in this apartment to finish packing and get ready for the final move over the next several days; especially Saturday.

I already did a blog post on the crap the seller is pulling. He’s a convincing scheister; he even had me falling for his “poor over stressed, over scheduled, in over his head line of crap yesterday-but he showed his true colors today when he backed out of the garage repairs yet again and had the audacity to tell me it was my own fault for not delaying escrow… again… (why not? He did just enough to close escrow and get his money) ALL of my new neighbors told me exactly what he was (the kindest words were “Son of a Bitch”)., but I tried to think the best and be nice.

It will all work out and I won’t dwell on it here.

Of course, the funniest thing is my contractor telling me how “easy going” I am about changes and complications.

Uh yeah… The scheisty seller probably doesn’t think I’m that “easy going” after I explained potential legal and financial ramifications to him this morning;)

The only main complication has been that the back bedroom (separated from the gorgeous front three rooms by the kitchen) had yucky old tile under the carpet that had been glued down with (likely) asbestos containing adhesive. I didn’t want to endanger anyone, so we aborted that tear out and will be sealing it and installing laminate floor. All I’m going to do in there is sleep; it’s not a showroom and won’t be a high traffic area. I found some very nice “estate cherry” laminate for 99 cents a square foot at Home Depot, Steve (my contractor Steve, not my neighbor Steve) found trip that matches it exactly. It’s going to be very pretty and won’t detract at all from what a showpiece the front of the house is going to be.

Al and Gretchen are bringing over the washer and dryer they are giving me on Saturday (easy to get in through the basement door) At some point the following weekend, I need to get the dining room table that Jaynee is saving for me and the bedroom set her sister is saving picked up.

That’s it for now, I’m going to try to actually relax a bit tonight.

Goodness, Gracious, Great Balls Of… STRESS

~
I know I’ve been TERRIBLE about updating lately.

I’m really “off my game” right now-not eating, sleeping or exercising properly and extremely distracted. I’m also slacking off on anything that isn’t vital for my survival. I’m so stressed out that my stupid period started a week early (that’s a trick when you’re on the pill) and I got a migraine the day of the Tacoma City Half Marathon and couldn’t run it. I did manage to do my volunteer shift though.

The house stuff had me run ragged; now that my part of it (cleaning up credit, securing financing, finding the house, negotiating a price, negotiating repairs, arranging inspections, appraisals and bids for work) is done, I’m left with sitting and waiting, and waiting and sitting.

I don’t sit and wait well. I can handle stress, pressure and chaos as long as I’m actively doing something about it. (I’m also having to sit and wait on my mom’s probate stuff which is also driving me batshit crazy)

Hopefully, the house will close escrow on the 14th and I can get my floor guy in there on the 15th, with the final coat of Swedish finish being applied on the 21st and ready for me to move in on the 25th. The floors have to be done before I move in because of the dust and fumes. Swedish Finish is nothing you want to be inhaling.

Of course, I have to sit and wait to find out if all of the new FHA regulations and the sheer volume of loans going through right now will delay the final funding and closing. (if that happens, it throws my repair/renovation and moving plans into chaos)

I also have to sit and wait for the seller to make the agreed upon repairs.

I have enough money saved up for the closing and the floors, but not enough for the fence, locks and window coverings that I need before I move in. I’m going to have to figure something out for all of that. I’m not comfortable moving things in until it’s fenced and the windows covered.

At least now I know that probate won’t close in time for me to have the money at the closing of the house (getting that info out of the public administrator was like pulling teeth; I had to get pushy and force an answer today because I’m tired of not being given any info)

I’m not sleeping well due to being wound up, wind storms and allergies.

By the end of this month, I should be moved and away from my scum bag neighbors.

I also won’t be sitting and waiting because I’ll have a TON of work to do on the house and yard.

This too shall pass.

Bullet (points) for Boobs, Bikes & Buying (a house)

~
I typed this up last night and fell asleep before I could get it posted.

Life’s been hectic, crazy and it seems like it’s been forever since I posted a real update.

So here’s the quick down and dirty for the last several days, mostly about Boobs, Bikes and Buying (a house)

Friday

* Work computer crashed which make teleworking less than productive

* Had a meeting with a couple who I may be officiating a wedding ceremony for later this summer

* Had to drive to SeaTac (even further away from home than work is) to sign some papers because some dipstick that was trying to “help” my loan guy while he was in New York dealing with the death of his father sent document requests to the wrong email address (my old one). That part’s not so bad, what IS so bad is that she got an auto reply clearly stating that my email address had changed and giving the new email address. She even replied to the message with an “OK” One would assume that someone with an IQ above double digits would then resend the email to the correct address. Nope, not her… I don’t even check that email address anymore. It was a fluke that I went in there to look for a password reset. Had I gotten this email on time, I’d have had a fax machine handy and would have been only 5 minutes away from that office.
* Happy hour with my best friend and Dukes on the waterfront
* Walked on the waterfront

Saturday

* Woke up to a torrential downpour and had to drive to Everett for a bike ride. I was becoming certain that my attempts to get certified through Cascade was cursed. Despite the fact that Everett is in the convergence zone and is usually much wetter and stormier than Tacoma, I arrived to no rain. I got my final co-lead in and the storm didn’t hit and we didn’t get pounded by hail until about the last five minutes of the ride.
* Had a fun time with cycling friends at the Scuttlebutt Brew Pub
* Missed out on seeing Mark on my way through Seattle
* Turned down another invite because I was cold & tired.
* Got woken up at 2:30 AM by the scumbag downstairs bellowing in the middle of the alley at a fellow drunk biker guy across the alley (oh how I want to move away from these people)

Sunday

* Was going to sneak into work to catch up on some stuff, but was very VERY sick of driving
* Had a slug day, didn’t cook, didn’t clean; just laid around watching old movies and being annoyed by the neighbors (when the weather is good, the neighbors are all out smoking, cussing, getting drunk loud and obnoxious (that goodness, I don’t have to tolerate another summer here)
*Went for a walk on the Chambers Bay waterfront with BFF, then BBQd Shrimp.

Monday

* Slept in
* Donned my favorite Cylces Gladiator Bike Jersey in honor of BoobQuake It will zip down to reveal cleavage (which honestly isn’t all that enhanced by a sports bra or a skinny chest but my effort was none the less appreciated) and a nekkid’ cyclist on the front who had her boobs showing. That seems to be a “win win” to me for BoobQuake.
* Rode my bike over to Protcor to meet the Tacoma Wheelmen for Joyce’s Monday ride.
Overheard on the ride, “Lisa, are these guys bothering you?” my reply… “Larry, all you guys bother me; that’s why I like this ride.” more bad jokes and raunchy talk by the old guys that can and often ride me into the dirt which eventually made someone yell “Harassment!”. My response was, “Harassment will not be reported; it will however by graded” (peals of laughter from the old dudes)
* Went shopping, got stuff ready for work week
* Met realtor and appraiser at the house. House is going to appraise for WAY more than I’m buying it for. Now my loan guy and my appraiser are jealous.
Having a glass of wine and need to get off this computer and get to bed.

Bikes I got my official email notification today that I am certified. I had a pretty good clue when Jan (the Grande Dame of the ride leader program) looked at me at the bar and said, “So now that you’re a ride leader, what are you going to do about it?” Clint Eastwood would have been proud of that challenging tone. That was on the heels of her telling tall biking tails and finishing then off with,, “well none of us except HER (pointing at me) can keep that pace” (seriously, these folks are under the mistaken assumption that I’m a “hammerhead” and have been invited to the meetings for Young Fast Riders. (oh please) Then Allyson congratulated me in person and later on Facebook. Oh, and apparently, I will now be invited to special parties with good and good cheer (it was explained to me that cheer means beer) That will be fun. Interesting note, now I’m certified in three different Cascade functions; Education = Ride Ref, Safety = Ride Medic, and now Education = Ride Leader.. Jump in a bit over my head? Who…. Me?

So Yes, Cascade Bicycle Club owns a chunk of my soul and the Tacoma Wheelman have another chunk

Boobs I flaunted that awesome Cycles Gladiator bike jersey with the nekkid; redheaded girl on a bike seemingly flying… I don’t have all that much to push up and push out but I managed a double statement by having boobies on my shirt and then zippng the front zipper down a bit further than is considered to be modest. No one seemed to mind

Buyin’ the house just more wait… wait…wait… slowly making me crazy. At least it appraised WELL above the selling price. Yes, it wouldst have been nice to get it cheaper (and that was in the contract in case it appraised low) All I have now is assurance that the company will fund it and FHA will insure it. The rest is all gravy. Equity gravy. Oh it’s gravy if the liens aren’t correct.

And with that, I’ve got to get ready for bed and the work week ahead (It’s going to be a doozy)

See ya’all tomorrow or so…

This is only going to get more and more interesting…

The house inspection went well.

I got very lucky for a (soon to be) 100 year old house.

There are no structural defects.

More important, there is NO knob & tube wiring-for those without obscure electrical knowledge, “knob & tube” is old wiring found in almost all 90-100 year old homes. It is dangerous and makes your home insurance cost a metric buttload more than it should. (this house was re-wried and brought up to code a few years ago)

The back steps need fixed, some windows need to be replaced, a wall heater in the attic I wasn’t going to use anyway was recalled, a couple window sils need fixed, a downspout needs to be moved, the chimney needs to be re-grouted at the base and the roof needs “service” (not replacing)

None of these are dealbreakers and I think the owner would rather do them than be forclosed on in June (I know I would)

I think this is going to happen.
